As a homeowner in Wyomissing, PA, you’ve worked hard to build a life and a home for your family. Protecting it from unexpected disasters should be a top priority. Flooding is one of the most common natural disasters in Pennsylvania, and unfortunately, Berks County—including Wyomissing and nearby Reading—is no exception.

What many Wyomissing homeowners don’t realize is that standard homeowners insurance does not cover flood damage. That’s where flood insurance becomes essential.

Here are five key reasons why residents in Wyomissing and across Pennsylvania should consider flood insurance today:

Homeowners Insurance Does NOT Cover Flood Damage

Most homeowners throughout Pennsylvania are surprised to learn that a standard policy won’t protect them from flood losses. If your property is in a high-risk flood zone, your mortgage lender will likely require you to purchase a separate flood insurance policy. Even if you’re in a low-to-moderate risk area, flood insurance gives you peace of mind knowing your investment is protected.

Flood Insurance Isn’t Just for Homeowners

Whether you’re a homeowner, renter, or landlord in Wyomissing, flood insurance is available to you. Through the National Flood Insurance Program (NFIP), you can purchase policies that cover both your building and your belongings. Local renters in Wyomissing and nearby areas like Reading, Shillington, and West Reading can benefit from contents-only coverage, while property owners can insure both the structure and possessions.

You Can Buy Flood Insurance Any Time

There’s no enrollment period for flood insurance. However, most policies include a 30-day waiting period before coverage takes effect. That means you should secure your policy long before the Schuylkill River or heavy storms threaten Wyomissing and the surrounding Berks County area. The best time to protect your home is right now.

Flood Insurance May Be More Affordable Than You Think

Many Wyomissing residents assume flood insurance is too expensive—but that’s often not the case. Policies in moderate- or low-risk flood areas can be surprisingly affordable. On average, a primary residence flood insurance policy costs about $550 per year (around $45/month). With private insurers also offering options, homeowners in Berks County have more affordable choices than ever.

Flood Zones in Wyomissing Can Change

Just because your home wasn’t in a flood zone when you bought it doesn’t mean it will always stay that way. Development, weather patterns, and environmental changes can shift FEMA flood maps over time. Towns near Wyomissing—like Reading, Coatesville, and Downingtown—have seen unexpected flood damage in recent years. Staying insured ensures you’re prepared, no matter how the maps change.

Don’t Wait Until It’s Too Late

Flood insurance in Pennsylvania is a proactive step every homeowner and renter should consider. Since there’s typically a 30-day waiting period before coverage begins, don’t wait for the next storm to hit.

Protect your Wyomissing home, your family, and your peace of mind today.
